Episode 16 - Lauren: Overcoming Challenges and Achieving Financial Independence Through Real Estate
Welcome back to The Virtual Ventures Podcast! In today's episode, we dive into the inspiring journey of Lauren, a successful real estate investor who overcame obstacles and achieved financial independence at a remarkably young age. From selling her primary residence to purchasing rental properties, Lauren shares her experiences, lessons learned, and the power of perseverance in the world of real estate investing.
Lauren's story began with a bold move - selling her primary residence to avoid capital gains taxes. This decision set her on an exciting path to financial freedom. However, it wasn't all smooth sailing. Lauren purchased a duplex in a high-crime area, aiming to increase her cash flow by owning it outright. But due to the unexpected hardships brought on by the pandemic, her tenant lost income, and a squatter took over the property, causing damage and making it uninhabitable.
Undeterred, Lauren persevered and eventually regained control of the property, but not without a cost. The ordeal set her back around $5,000 for lost rent, damages, and cleaning expenses. Amidst these challenges, Lauren was also in the process of renovating a bed and breakfast. Despite the setbacks, she gained confidence and emerged triumphant, truly exemplifying the resilience required to succeed in real estate.
Lauren's journey to financial independence began when she realized that early retirement wasn't feasible with her consistent six-figure income. Determined to speed up the process, Lauren and her spouse delved into real estate investment. Today, they own four properties - with a total of 11 short-term rentals and three long-term rentals - propelling them towards early retirement at the young age of 33.
Guided by a desire to share her knowledge and experiences, Lauren started the Adulting is Easy podcast, initially discussing personal finance with her sister. The show later evolved into thought-provoking interviews with personal finance experts. Through her podcast, Lauren not only connected with like-minded individuals but also gained valuable networking opportunities. This aligns with her belief that the internet, despite its negatives, can open doors to financial benefits and personal growth.
Taking action and pursuing opportunities has been key to Lauren's success. She met her business partners through Twitter, leading to exciting ventures beyond the podcast. Together, they have created courses, offered group coaching, and sought sponsors. Their new podcast, House Money Podcast, focuses on real estate education and content creation - a testament to the power of networking and the endless potential of taking a leap of faith on social media platforms.
Lauren's story embodies the essence of the Virtual Ventures Podcast. By purchasing her first house at 22, she embarked on a remarkable journey that led to financial independence. Through perseverance, strategic investments, and a willingness to learn, Lauren now empowers others to change the trajectory of their family's future through real estate investing.
To support aspiring investors, Lauren and her partners at House Money Media offer a range of resources.
